Water leaks rarely announce themselves. Many start behind walls, under floors or inside ceilings and stay unnoticed until a stain appears or a bill looks unusual. The earlier you catch a leak, the easier and less disruptive the repair. This guide covers the common signs and simple checks you can do.
Common signs of a hidden leak
Stains, bubbling paint and damp walls
Yellow or brown patches on ceilings, paint that bubbles or peels, and walls that feel damp to the touch often point to water coming from a pipe, a bathroom above or the roof.
Musty smells and mould
A persistent musty smell, especially in bathrooms, kitchens or closets, can mean moisture is building up somewhere you cannot see. Mould spots in corners or behind furniture are another warning.
Unusual water bills or a running meter
If your water use has not changed but the bill has, or the meter keeps moving while every tap is closed, there is a good chance water is escaping somewhere.
Low pressure, sounds and wet floors
A sudden drop in water pressure, the sound of running water when nothing is on, loose or cracked tiles, and wet spots around toilets, sinks or the water heater all deserve a closer look.
Simple checks you can do at home
- Close all taps, note the water meter reading, avoid using water for a while, then check whether it has changed.
- Look under sinks and behind the toilet for drips, rust or water marks.
- Check the area around the water heater and its connections.
- Watch whether the toilet tank keeps refilling on its own.
- Inspect ceilings below bathrooms and kitchens for new stains.
- Check roof tanks, pipes and drains, especially after rain.
- Take photos of any stain so you can see whether it grows.
What to do if you find a leak
If water is flowing, close the main valve or the valve for that fixture. Keep water away from electrical sockets and appliances, and switch off power to the affected area if needed. Then call a qualified plumber to find the source and repair it properly.
If you are a tenant
Report the leak to the owner or property manager quickly, with photos and the date you noticed it. Early reporting helps limit damage and keeps a clear record.
