Subscription and packages

What is Mawadda, and what does it offer?

An annual preventive periodic-maintenance subscription in Madinah, from DAL International. We visit your property on scheduled dates to find faults early, so it stays in its original condition all year, whether you live in it or rent it out.

Which packages are there, and what do they cost?

Basic package: 1,495 riyals a year including VAT (1,300 riyals before VAT).

Comprehensive package: 2,070 riyals a year including VAT (1,800 riyals before VAT), with everything in Basic plus additional services.

Can I design my own package?

Yes. Design your annual package around the number of devices in your property; every option has a fixed price announced in advance.

What does the subscription include, and what does it not?

It includes four scheduled visits a year, alternating between a full inspection and a preventive visit, and a photo-documented report after every visit. Repairs are not included; each repair has a published price that you know before it is carried out.

When do the visits start after I subscribe?

The scheduled visits begin once your payment is received, with one visit every quarter through your subscription year.

Can I request a service without a subscription?

Yes. Request the service you need, when you need it, at its published price.

Visits and reports

How many visits are there a year, and who comes?

Four scheduled visits, one every quarter. The inspection engineer comes to the first and third visits for a full inspection, and a technician from a maintenance establishment contracted with DAL comes to the second and fourth for preventive maintenance.

What happens at each visit?

At the two inspection visits, the engineer checks the plumbing, electrical systems, air conditioning and the other fittings in our services, and documents your property's condition with photos.

At the two preventive visits, the technician carries out preventive maintenance on the devices in your package, such as air conditioners.

How is the visit time set?

We agree the time of each visit with you in advance, within working hours: Saturday to Thursday, 8 am to 8 pm.

What does the report after each visit contain?

The photo-documented report shows your property's condition and the work done, and the repairs needed, each with its price and the party responsible for it.

What do you photograph during a visit?

We photograph equipment, inspection points and faults only, never people or their personal belongings. Photos inside an occupied home are taken only with the consent of the person who lives there.

What if an urgent fault happens between visits?

The periodic visit is not an emergency service. An urgent fault at home has a separate paid special visit: 186.88 riyals incl. VAT within working hours, and 280.31 riyals incl. VAT outside them. Request it on 0530545436, or send a maintenance request.

If lives are at risk, call the relevant authorities immediately.

Repairs, prices and warranty

How do I know a repair's price before it is done?

Every repair item has a set price from the published rates. It appears in the report after the visit, so you know the cost before any work begins.

Browse the services
When is a repair carried out?

Only after the party responsible for it approves it and pays for it. The exception is small repairs up to 200 riyals before VAT (230 riyals incl. VAT) when the pre-approval option is chosen in the contract and quotation: they are done during the same visit.

Who carries out the repairs?

Technicians from licensed maintenance establishments contracted with DAL, and Saudi technicians who hold a freelance work permit and are registered with us.

Where do the spare parts come from?

Registered spare-parts shops supply them, and the price of each part appears in your repair quote before any work.

How can I see what was done in my property?

Every repair is photographed before and after the work, so you can see what was done in your property.

What warranty does a repair have?

Every repair we carry out has a 30-day warranty. If the same fault returns within that period, let us know.

Depending on your role

Owners, tenants and landlords

I live in my own property. Whose name are the invoices in?

In your name. You are the only party, so every invoice, for the subscription and the repairs, is issued to you.

More for property owners
My property is rented. Who pays for what?

The subscription fee is paid in advance for the year by whoever subscribes, landlord or tenant.

For repairs, the report shows who is responsible for each item, and each party receives an invoice only for the items it is responsible for under the contract.

I am a tenant. Do I need my landlord's approval to subscribe?

No. You subscribe for your unit yourself and the subscription is in your name, without needing your landlord's approval.

More for tenants
How does the documented record protect my rights in a dispute?

Photos of the unit's condition and each visit's report are kept with their dates, so each party, owner or tenant, has a documented record that protects its rights in a dispute.

Does Mawadda settle disputes between landlord and tenant?

No. Mawadda is not a party to the lease and does not rule between its parties; it provides the documented record.

I am a landlord. In what condition do I get my unit back at the end of the lease?

In its original condition. Preventive maintenance throughout the lease protects the unit from wear caused by use, and at the end of the lease it is handed back to you or to the new tenant.

More for landlords
I rent out my unit and live far from it. How do I know its condition?

When you subscribe for your rented unit, you receive a photo-documented report after every visit, so you know its condition without having to go there.

For businesses and buildings

Offices, owners' associations, developers and institutions

What commission does a property-management office receive?

A disclosed referral commission: 10% of the first-year subscription and 5% on each renewal. It is calculated on the subscription value before VAT and paid after the customer pays.

Example: a Basic package subscription is 1,300 riyals before VAT, so its commission is 130 riyals in the first year and 65 riyals on each renewal.

More for property-management offices
Does the landlord know about the commission, and does it raise the price?

Yes, the commission is disclosed to the landlord. It does not raise the price: the landlord pays the same published package price.

How does my office register the units it manages?

Contact us to register your office and receive your own office code, which each unit is registered with. The service is offered to your clients under one trade name: "Mawadda" by DAL International.

What does an owners' association subscription include?

Planned preventive maintenance for the building's shared areas, such as stairwells, basement and roof, within the services listed on the site. It includes four visits a year and a photo-documented report after each one, which the association can present to the owners.

It does not include the inside of apartments, or elevators, fire and alarm systems and generators.

More for owners' associations
How is a building priced, and who pays?

The building is priced by its number of floors and its shared services, at a fixed annual price announced before you sign. The invoice is issued in the association's name and paid yearly in advance.

Repairs in the shared areas are paid by the association, which decides how to divide the cost among the owners. Each apartment has its own price and a separate subscription.

Request a quotation for the building
We are a real-estate developer. How do we subscribe for our project's units?

Design a package around the project's units and their devices, then choose "Request a quotation" at checkout. Once we agree, we sign the unified contract with the developers' annex, and an invoice is issued for every unit or building added.

Do you serve companies and other establishments?

Yes, in Madinah, for the private and commercial sectors, not government entities. Request a quotation for your establishment.
