Comprehensive Package
For an apartment with 4 split ACs
Everything in the Basic package, plus set preventive services done at your visits, whether or not anything has broken:
- Kitchen hood cleaning, twice a year
- Hood filter replacement, twice a year
- Water heater descaling and a safety-valve check, for 2 heaters, once a year
- Preventive clearing of sinks and floor drains, once a year
- Lubrication of doors and locks, once a year
- Repairs and parts are not included; you get their price before any work

General periodic services

Example: an apartment with 3 split ACs = 1,035 + (3 × 115) = SAR 1,380 a year. With 4 split ACs it is SAR 1,495, the same as the Basic package.
Terms: Enter all your devices. We check them at the first visit: extra devices are charged, and fewer devices are refunded. Repairs and parts are not included; you get their price before any work. Full refund within 7 days, unless the first visit has started. The price is fixed for one year. No quantity discount. Institution packages
For residential buildings and towers, mosques and schools, companies, offices, shops and medical centres, and factories and warehouses, for the private and non-profit sectors.
Residential building or tower
From SAR 2,185 a year for a 4-floor building with up to 4 apartments per floor, including VAT.
Medical centres, offices and shops
From SAR 1,035 a year for up to 200 m², including VAT.
Mosques and schools
Mosques from SAR 1,265 a year (a prayer hall), and schools from SAR 2,415 a year (up to 12 classrooms), including VAT.
The engineer matches the counts at the first visit: extra items are charged, and fewer are refunded.

How the service works
- Subscribe. Choose a package and subscribe. The subscription is yearly and paid in advance. An owner, a tenant or a property management office can subscribe.
- First visit. Scheduled 7 days after your subscription starts, at a time agreed with you. We check your device count at this visit.
- A visit every 3 months. 4 visits a year. The inspection engineer attends the 1st and 3rd; a technician attends the 2nd and 4th.
- Photo report. You receive a photo report after every visit.
- Repairs after approval and payment. You get the price of any repair before the work. It is done after the person who pays approves and pays, by a maintenance establishment contracted with us. Exception: if the pre-approval option is chosen in the contract and quotation, small repairs up to 200 riyals before VAT (230 riyals incl. VAT) are done during the visit and invoiced at their price.
Questions about the packages
What happens if a repair is not included?
We price any repair or spare part outside your package in advance. Work starts only after you approve and pay. Repairs carry a 30-day warranty, excluding misuse.
How is the Comprehensive package different?
Both packages include 4 visits a year (the inspection engineer at the 1st and 3rd), preventive washing and maintenance of the 4 ACs twice a year, and a photo report after every visit. The Comprehensive package adds set preventive services done at the visits: kitchen hood cleaning twice a year, hood filter replacement twice a year, water heater descaling and a safety-valve check for 2 heaters once a year, preventive clearing of sinks and floor drains once a year, and lubrication of doors and locks once a year. It has no repair credit.
Who are the packages designed for?
For owner-occupiers, landlords, tenants and property management offices in Madinah. A tenant can subscribe on their own, without the landlord's approval.
Which property is the SAR 1,495 price for?
An apartment with 4 split ACs. We check the device count at the first visit. Each AC above four is charged at its yearly price; a split AC is SAR 115 including VAT. For a different property, design your package around your devices, step by step.
Can I subscribe as a tenant?
Yes. You subscribe and pay yourself. Your landlord's approval or details are not required. You receive the reports. You see each repair with its price and who usually pays for it. No repair is done until the person who pays for it has paid. Or you can send the package link to your landlord, so they subscribe instead.
I received a notice that my tenant subscribed. What does it mean?
Your tenant subscribed to periodic maintenance for your unit; you are not asked to pay anything. If a visit finds a repair usually paid by the landlord, it is shown with its price before any work, and nothing is done until the party responsible pays. You can also subscribe for your other units.
What commission do property management offices get?
10% of the subscription value in the first year, and 5% on renewal. It is calculated on the value before VAT, and paid after the customer pays. To agree terms, contact us.
Example: for a Basic package subscription (SAR 1,495 including VAT, SAR 1,300 before VAT): SAR 130 in the first year, and SAR 65 at each renewal.
Is there a discount for several units?
There is no quantity discount. The published price is the same for everyone. Each unit is priced by its devices. For several units, add each unit's package to the cart, then choose “Request a quotation” at checkout.
Do you serve my city?
We currently serve Madinah only.
How do I pay?
The subscription is yearly and paid in advance. Pay at checkout by bank transfer, by mada, Visa or Mastercard card or STC Pay through a secure payment gateway, or in instalments with Tabby or Tamara where shown at checkout. You can also request a quotation and pay afterwards. After you place the order, you will see our bank details and your order number. Write the order number in the transfer note.
How do I pay the site visit fee, and when is it deducted?
The site visit fee is SAR 186.88 including VAT. The fee is deducted from your subscription if you subscribe. After you book, our team will contact you to confirm the appointment and how to pay the fee.
What does the package not include?
It does not include repairs or parts. You get the price of every repair before the work. It does not include any service that is not listed on this site. The move-in / move-out inspection is a separate paid service: SAR 172.50 to 345 including VAT, depending on the unit size.
