Building base fee — residential building or tower
The building base fee is the base of the annual package for a residential building or tower, paid in advance for a year. It includes 4 visits a year to the common parts, the inspection engineer at the 1st and 3rd and a technician at the 2nd and 4th, and a photo report after every visit.
The base includes these common parts: the entrance, roof, rainwater drainage, pump room, meters, panel, ventilation openings, a visual check of the tanks, external drainage and the façade. Then add the floors (up to 4 apartments per floor), parking, facilities and devices at their published prices; example: a 4-floor building = the building base fee + 4 × the floor price.
The inside of the apartments is not included in the base. Repairs and parts are not included; you get the price of every repair from the published rates before the work, and it is done only after approval and payment.
The engineer checks the numbers and areas at the first visit: any excess is charged and any shortfall refunded.
